The Outer Banks real estate market improved in February, especially on the Currituck Mainland where sales were up 133% from a year ago. Between January and February 2019, the number of sold listingsincreased by 15%. The number of listings in an under contract status increased by 14%. But the most interesting statistic so far is that in February we experienced the highest number of sales inthe month of February since 2005.
Year over year sales showed that the number sales was up by 46%.
February listings in an Under Contract status were up 6% Y-O-Y and 14% M-O-M.
Inventory is rising and stands at 1,547, up by 8% from February 2018.
Residential Unit Sales
Year over year February residential sales are up 38%.
Median Sale Price
Median sale price has been rising since 2012. Year over year prices are up 2%.
Days on the Market
Homes are staying on the market an average of 121 days. This is up 18 days from last month.
Lots / Land Sales
Last month the MLS reported that land sales had been in a steady decline. 2019 sales look much better.
Foreclosures are basically flat.
